Hardwood Floor Polishing in Irving, TX

At a glance

  • Polishing brings the shine back to a dull hardwood floor without sanding it down to bare wood.
  • We deep clean the floor, buff the old finish and put a fresh coat of finish on top.
  • If your floor needs more than a polish, we tell you before you pay for one.

Bernard Hardwood Floors does hardwood floor polishing in Irving, TX and across Dallas-Fort Worth. Over time, foot traffic, grit and cleaning products dull the finish on a wood floor. The wood under it is often fine. Polishing works on the finish, not the wood, so it is faster and less work than a full refinish. We have cared for wood floors in North Texas homes since 1999.

What polishing fixes, and what it does not

Polishing is right for a floor that is dull but not damaged. It helps with:

  • A cloudy or flat look across the whole floor
  • Light scuffs and fine scratches in the finish
  • Traffic paths where the shine has worn down
  • Floors that look tired before a move or a family event

Polishing does not fix deep scratches that reach the wood, gray or black spots where the finish wore through, water stains or a color you do not like. Those need hardwood floor refinishing, where we sand to bare wood.

Three levels of floor care

We match the work to the floor, from lightest to heaviest:

  1. Deep clean. Our hardwood deep cleaning removes grime the mop leaves behind.
  2. Polish, buff and recoat. We buff the old finish and add a fresh coat. See screen, buff and recoat for the full detail on that step.
  3. Full refinish. We sand to bare wood, stain if you want, and seal. See sand and finish.

One customer described the middle path in a Google review: their engineered floors “were deep cleaned, buffed, stained where the deep scratches were and then a new matte polyurethane finish to complete it.”

How floor polishing works

  1. Check the floor. We look for spots where the finish is worn through, and for wax, which has to come off first.
  2. Deep clean. We remove dirt and residue so the new coat can bond.
  3. Buff. A buffer lightly scuffs the old finish so the fresh coat sticks to it.
  4. Fresh coat. We apply a new coat of low-VOC finish in the sheen you pick.
  5. Cure. We tell you when you can walk on the floor and when furniture can go back.

Store-bought polish and wax

Many floors we see in Irving look dull because of the products used on them. Wax and some store-bought polishes build up in layers. They look shiny for a week, then trap dirt and turn cloudy. A new coat of finish will not stick to them. If your floor has buildup, it needs hardwood wax removal before it can be polished.

Questions about hardwood floor polishing

What is hardwood floor polishing?

Hardwood floor polishing means bringing the shine back to the finish on a wood floor without sanding the wood itself. The finish is the clear protective layer on top of the boards. Over time it gets scuffed and dull. We deep clean the floor, buff the old finish so it is slightly rough, and apply a fresh coat of finish. The result is a floor that looks glossy and even again. Because we do not sand to bare wood, polishing takes less time and less work than a full refinish.

Is polishing the same as refinishing?

No. Refinishing sands the floor down to bare wood, removes the old stain and finish, and starts over with new stain and new coats of finish. It fixes deep scratches, gray spots and color changes. Polishing only works on the top layer of finish. It brings back shine and hides light scuffs, but it cannot change the color or fix damage that reaches the wood. Our refinishing page explains the full process if your floor needs more than a polish.

How do I know if my floor just needs polishing?

Try this simple check. Look at the floor in daylight. If it looks dull or cloudy but the color is even and you cannot feel scratches with your fingernail, polishing will likely work. If you see gray or dark wood where the finish has worn off, deep scratches, or water spots, it needs more. Drops of water that soak in and darken the wood also mean the finish is worn through. We do this check for you during the estimate and tell you honestly what your floor needs.

How often should hardwood floors be polished?

It depends on how much traffic your floors get. Busy homes with kids and pets wear through the shine faster than quiet homes. Many homeowners polish every few years, before the finish wears through to bare wood. That timing matters, because a floor that is polished while the finish is still in good shape can skip a full refinish for much longer. If you are not sure where your floor stands, call us and we will take a look and give you a written quote.

Can you polish engineered hardwood?

Yes. Engineered hardwood has a real wood top layer with a finish on it, just like solid hardwood. Polishing works on the finish, not the wood, so it is a good fit for engineered floors, especially ones with a thin wear layer that cannot be sanded many times. We check the finish first, because some factory finishes need a special prep before a new coat will stick. One of our customers had engineered floors deep cleaned, buffed and given a new matte finish, and wrote that they look amazing.

Do you use wax on hardwood floors?

No. Most modern wood floors have a polyurethane or similar finish, and wax does not belong on them. Wax builds up, gets slippery, traps dirt and turns the floor cloudy over time. Worse, a new coat of finish will not bond to a waxed floor. If someone has waxed your floor in the past, we remove the wax before we polish or recoat. Our hardwood wax removal page explains how that works and how to tell if your floor has wax on it.

How long does floor polishing take?

Polishing is one of the faster jobs we do, because there is no sanding to bare wood and no stain to dry. Most of the time goes to cleaning, buffing and letting the fresh coat dry. The size of the area and the finish we use change the schedule. We tell you in writing how long the rooms will be closed and when you can walk on them in socks, when shoes are fine and when the furniture can go back. Our low-VOC finishes keep the smell down while they dry.

Will polishing remove scratches?

Polishing hides fine scratches and scuffs that sit in the top layer of finish. Buffing smooths them, and the fresh coat fills them in, so they become hard to see. Deep scratches are different. If you can catch a fingernail in a scratch, or if it shows lighter or darker wood, it goes past the finish into the wood. Polishing will not remove those. We can sometimes treat a few deep spots on their own, as one customer described, or the floor may need refinishing.

Can I choose a matte or glossy look?

Yes. The fresh coat we apply comes in different sheens. Matte and satin are the most popular in Irving homes right now. They look natural and hide dust, pet hair and small scratches better. Semi-gloss and gloss shine more but show every footprint. You can also change the sheen during a polish, so a glossy floor can become satin. We show you the options during the estimate and list the sheen you pick in your written quote, so you know exactly what you are getting.
